CalAssist Mortgage Fund Program

In response to recent disasters around the state, Governor Newsom announced on June 5, 2025 that CalHFA will administer the CalAssist Mortgage Fund. CalHFA is using National Mortgage Settlement funds to deliver mortgage relief to families devastated by recent California disasters, providing critical breathing room for those whose homes are destroyed or severely damaged to the point they have been deemed uninhabitable – with a total of $105 million available.

CalAssist Mortgage Fund Expands Eligibility for Homeowners

The CalAssist Mortgage Fund has expanded eligibility, allowing homeowners with multiple properties, including commercial and residential, to qualify for up to one year of mortgage payments to help put them on the road to recovery. Eligible homeowners must still meet the program’s income limits and other program terms. Assistance is available for your primary residence. Secondary homes, vacation properties, and investment properties are not eligible for assistance.

CalHFA continually assesses the needs for homeowners recovering from disaster, first prioritizing the most vulnerable homeowners and subsequently adjusting the program eligibility to address the needs of homeowners still dealing with the effects for their home’s destruction or damage.

Additionally, the program is also offering eligible homeowners with Home Equity Lines of Credit (HELOC), who do not have another mortgage ahead of their HELOC, the opportunity to apply for funds.

Also, the CalAssist Mortgage Fund updated its income limits to align with the California Department of Housing and Community Development’s annual income adjustments. For example, the income limit for Los Angeles County increased to $285,400. A list of income limits by county can be found on the CalAssist Mortgage Fund website.

We encourage homeowners to apply immediately as funds are limited, and applications are reviewed in the order received. Applying is free, and funds never have to be repaid.

  • Homeowners with multiple properties, including commercial and residential, can receive assistance for their primary residence.
  • Homeowners with a HELOC, who do not have another mortgage ahead of their HELOC, may qualify for assistance.
  • Eligible homeowners can receive up to 12 months of mortgage payments, paid directly to the mortgage servicer.
  • Help is available if homeowners are current on their mortgage, in forbearance, or behind on payments.
